Title Commitment

The title company's promise to issue a title insurance policy, along with a detailed report of anything affecting the property's title.

What you should know

The title commitment is one of the most important documents in your transaction. It shows current and proposed ownership, all liens and exceptions, and any issues that must be resolved before closing. It's organized into four schedules — A, B, C, and D — each covering different parts of the property's title history. Read it carefully. If something on Schedule B or C concerns you, call the title company.
