Closing Disclosure

The final 5-page document showing your loan terms, monthly payment, and all closing costs. You must receive it at least 3 business days before closing.

What you should know

The Closing Disclosure (CD) is the final form your lender provides before closing. It lists your loan terms, projected monthly payment, and every dollar in closing costs. Federal law requires lenders to deliver it at least 3 business days before closing — that's your time to review carefully. Compare it to the Loan Estimate you received earlier. If you see major discrepancies, call your lender immediately.
